Property Management

     Our property management services include:


  • Agendas - produce and post Meeting Agenda.
  • Annual Meetings - plan, prepare and produce the Association's Annual meetings according to the Associations by-laws.
  • Bidding of Contracts - provide bidding services to the Association according to the Board's specifications.
  • Budgets and Budget meetings - formulate and prepare preliminary and final budgets for the Board of Directors to review;  coordinate the budget meeting.
  • Inspection of Properties - make regular, planned and unplanned visits to the property according to the Management Agreement.
  • Insurance - assist the Board of Directors and/or their insurance committee with their annual insurance bidding.
  • Managers Report - provide monthly Managers Report, which will summarize past activities and future issues that will affect the Association.
  • Swimming Pool & Lake Swimming - manage all area's of swimming pool and lake maintenance, life guards,  and pool passes.
  • Transition - work with your community association throughout the process of transition from builder to Association ownership.​

                Financial Services

We maintain all financial accounts in accordance with generally accepted accounting principles (GAAP) submitting financial reports to the Board of Directors by the 25th of each month.  Our services include:


  • Accounts Payable - provide online payables for approval by the Board.  Paper checks available if online service is not the preference of the Board.
  • Audits - annual audits performed on all financials by professional auditors at the end of each fiscal year.
  • Bank Reconciliations - perform monthly bank reconciliations.
  • Financial Reporting - provide comprehensive monthly financial statements including the Balance Sheet, Profit & Loss Statements - Accrual and Cash, Accounts Payable, Accounts Receivable and General Ledger.
  • Collections - monthly monitoring of accounts receivable balances.  At Board's approval, send accounts to the collection attorney.  Regular communication with attorney as needed.
  • Estoppels - prepare estoppels/status of dues for any closing that takes place within the Community.
  • Statements - send monthly statements of accounts to delinquent unit owners.  Assess late fees in accordance with the governing documents.

rental Management

       Our rental management services include:


  • Collection of Rents - collect rental income and process with the bank
  • Inspection of Properties - make monthly or quarterly inspections of the tenant's unit.
  • Legal - serve any necessary legal notices to the tenants
  • Leases - prepare all lease documents necessary for new tenant. 
  • Market Strategies - market vacancies on websites such as Craigslist, Zillow, Realtor.com and Trulia
  • Showing Of Units - personally show each available unit to prospective tenants.
  • Statements - issue monthly statements for all tenants in arrears; assess late fee charges.
  • ​Tenant Reviews - perform tenant reviews on each new tenant to be authorized  for move-in by the Owner.  
  •  Work Orders - issue necessary work orders for tenant repair services following up with contractor's.
